In the recent growth in sales of housing throughout the metropolitan area, probably not translate to market, according to Jay Butler, director of the Property of the University of Arizona. However, it seems investors are moving deeper into the housing market, buying foreclosed homes, he said.

Some 11,820 homes were sold earlier in June, compared with 9980 to 7870 in May and June 2008, according to data collected on the basis of ACS in real estate curriculum.

Approximately 34 percent last month, the sale of real estate being closed. About half of the other previously closed in June sales of properties that have been made to creditors.

“While it is hoped that the problems of housing starts to decline, the recent increase in activity … does not necessarily reflect the recovery,” said Butler.

Currently, the market, he said, was due to investors looking for solutions, in particular with the greatest potential for appreciation. It is not due to occupation of the traditional owners to find a place to live. ”

Here, unfortunately, dynamic, taking into account the need for some stability in the economic recovery.

“Recovery can not occur until the owner is looking for a space-occupying a large market force, and other areas – investment and redemption – to return to their respective standards,” said Butler.

Further details are contained in the report of Realty Studies:

• More expensive homes are a growing segment of foreclosure, with a value of 22 homes over $ 1 million to come in the foreclosure process. Seven of them were worth more than U.S. $ 2 million.

• The lender or bank accounts are now back on the market with a sign of the fall, ranging from an average of 51 per cent in Maryvale to 30 percent in El Mirage and 12 percent in Tempe, can be strongest in the sub-Valley.

• The rapid decline of values in some regions due to foreclosure activity, it will be difficult for residents to take advantage of modifying the loan program that will allow them to avoid eviction from their homes.

• The rich countries of the North Scottsdale area recorded a slight increase in the average house price in June 2009. Average prices of goods have been closed to $ 451,595 compared to $ 451.530 in May 2009. Average transaction prices of retail stores in the same area in June was $ 460.000 compared to $ 435.000 in May

• The lowest median price in June was recorded in West Valley Maryvale neighborhood. The highest median price, as expected, was registered in the Paradise Valley.

Phoenix and fast-growing Middle Eastern port of Dubai has officially launched its partnership.

Officials of the two cities of the desert on Wednesday signed a cooperation agreement to promote trade and investment.

“We believe there is a future where we can work together. We see a future where we can work together,” said director general of Dubai, Hussain Nasser Lootah, who made his second visit to the Phoenix area since he graduated from the University of Arizona in the 1980s.

“We could share experiences things we are doing here and what we are doing in Dubai,” said Lootah.

This partnership requires more frequent visits of delegations, cooperation in the field of solar and other green projects, efforts to establish a direct commercial flight between two cities and the cultural exchange of ideas and research.

“This agreement and friendship among the fastest growing and most dynamic cities in the Middle East and the fastest growing and most dynamic city in the United States,” said Phoenix Mayor Phil Gordon. “It’s about jobs and direct investment.”

Dubai is the one of seven city-states of the United Arab Emirates, in the construction and housing boom in recent years. But, as in Phoenix, growth was evident in the emirate because of the global recession, the credit-related assets and property.
